RUBS & Allocation Billing
What is RUBS?
RUBS or Ratio Utility Billing System is a method of allocating water, sewer, gas, electric or other utility expenses in apartments, condominiums, offices, shopping centers, and other multi-unit properties. The utility bill for each unit on the property is allocated to each tenant based on an allocation formula. We can factor in many variables in to our formulas to ensure the accuracy of the allocation. Some of the factors we base on RUBS billings on are:
- Number of Occupants
- Square Footage of unit
- Mix of Square Footage and Number of Occupants
RUBS vs Submeter
As technology increases so does our ability to accurately meter each unit of a multi-unit property. However some plumbing configurations make it far too costly, or outright impossible to meter the individual units. RUBS is a way to help these properties recover their ever increasing utility expenses and to help residents understand the true cost of utility service for their unit. By separating the utility costs from the rent, conservation is encouraged and helps keep the total cost of housing as low as possible.
