Submeter Billing

Asset Management & Billing Services helps property owners and management companies recover hundreds of dollars per unit annually through our resident billing programs. With our submeter billing program Asset Management & Billing Services captures all of the submeter data, analyzes the data and bills each resident for their individual usage. By accurately billing tenants for actual consumption, tenants are encouraged to conserve water, gas, and electricity as a means to lower the utility bill. Also, it allows property owners to identify leaks quicker. According to an EPA study, daily water consumption in a New York City apartment building not using submetering ranged from 375 to 425 gallons per apartment per day. However, an apartment building in Washington, DC, that did use submetering, was found to use from 90 to 160 gallons per apartment per day. Each month AMBS will gather all of the meter reads from your property, analysis those readings, and then produce a statement for each of your residents. Along with the meter utility, AMBS can bill your residents for other services at the same time, things like trash removal, pest control, cable tv, etc have been added to the AMBS utility statement by our customers.

AMBS offers two invoicing options, a simple post card billing (for properties having under six billed services per month) and a full page statement.

AMBS Submetered Billing Service includes:

  • Generating one statement for every unit reported to us as occupied for that period.
  • Each statement will contain itemized charges.
  • Bills will be mailed to the residents billing address on file.
  • We will provide you with monthly billing reports which can be downloaded from our state of the art billing system.

On average, water submetering encourages conservation by 20% to 40%. This both lowers costs and preserves precious resources.

Reward tenants responsible for conserving

  It is a fact that some tenants use less utility service than others. Some are more conscientious of conservation. Tenants should not be penalized for the bad practices of their neighbors. Unlike allocation methods such as RUBS, submetering measures  actual consumption by each tenant rather than allocating consumption based upon square footage, number of occupants, or other means. Thus, tenants that conscientiously conserve are financially rewarded for their efforts by smaller utility bills while less frugal tenants pay for the full amount of utility service they consume.

  AMR submetering improves conservation by:

  • Rewarding tenants directly responsible for conservation with
    lower monthly bills.
  • Encouraging wasteful tenants to conserve by presenting them
    with the full bill for their actual use.

Every month your residents will get a statement that will show their current and past reading information, consumption total, and the amount due for that month.

You as the property owner will receive a monthly billing summary that will outline all of the residents bills as well an analysis for that month.
